The Portfolio Analysis tool has changed. It is no longer accessible as a menu item where you choose a Model to use Appraisals from. Now, Portfolio Analysis is ran against a set of Valuations returned by the Valuation Search page. After doing a Valuation Search, a button to start Portfolio Analysis is available above the results grid. Using this button will navigate to the new Portfolio Analysis page where the Valuations returned by the search will be used as the set for the analysis.
On this page a Model and new Effective Date are entered. Clicking Start Analysis will re-value the Subjects from the set of Valuations using the selected Model. Only Valuations that are Finalized will be included, so the Portfolio Analysis may not include every Valuation from the search results.
A new Monthly Rate of Change value is included with the results. This shows the change between the original Valuation and the new Valuation as a percent-per-month value.

Added Page attachments. Word (.docx) type files are now allowed as Subject Attachments. Attachments of this kind can be inserted into a mergefield using the new \Exhibit option, as shown below:
Pages should be able to be inserted using either their Attachment Name or Class as is the case with other attachments.
To add a new Page, use the “Add Custom Page” button which appears over the Subject Attachments grid on the Valuation Details page in the Comments/Attachments tab. Clicking this button opens a popup with an editor for the Page. The Page can be editing from a default blank layout or a Page layout can be loaded from the Template tab in the editor.
Images can be inserted into the Page from 2 sources: Local files or Subject Attachments. Both are in the Insert tab of the editor. “Inline Picture” will open local pictures on the computer to be inserted. “Attachment” will show a list of Images in the Subject’s attachments to be inserted. Both will insert the selected image to the page being edited.
To save the Page, use the “Upload” button in the Template tab. This will prompt to enter a name for the Attachment. Page Attachment names must end in the .docx extension but if this is not included in the name the editor will add it automatically during the save process.
If an Attachment is Page/.docx type, the Subject Attachments grid will show an “Edit” link in addition to the “Delete” link in the last column of the Grid. This link will open the Page in the new editor to make changes to it.
Sales added via override when editing a Valuation are now rated the same way they are when the model first runs.
Sale 0296 was not selected by the Model as indicated by a Delete option being available, but it is now rated in the same manner as the others.
Adjustments for Component Approaches have been updated with the recent updates previously added for Land Mix Approaches.
Since Sale Comparisons in a Component Approach are used on a per-land row basis instead of overall for the Subject, Adjustments are handled using a popup editor that is accessed using a new edit button on the Sale Comparison row of the Land grid.
This button brings up an editor for the Sale Comparison’s adjustments.
In this popup, the Time Adjustment Rate for the Sale Comparison can be modified from what it was originally set by the Model. Updating this value will automatically calculate the Time Adjustment value for the Sale which is displayed on the next line.
In the Other Adjustments Line, a + button can be used to add a new Adjustment for the Land Row. Although this popup is for a single Sale Comparison, adding an adjustment will add that adjustment type for all Sale Comparisons for the particular land row for consistency in reporting. Once an Adjustment has been added, the Name, Type, Description, Adjustment Value, and Amount are editable. The Name and Type (Lump Sum, Percentage, Qualitative) will edit the adjustment for all Sale Comparison in the land row, not just the current Sale Comparisons so that all are the same. Editing the Value and Amount will update that adjustment for the current Sale Comparison only.
If entering a known Sale property for the Adjustment Name, such as Highest Best Use, the Description for the adjustment will automatically populate for that field of the Sale Comparison.
