What does UCRR look like?

There are 2 specific UCRR formats.

The UCRR format is similar to the URAR grid, however, an excess land adjustment is calculated using the dollar per acre value for excess land that is calculated during the sale analysis. This calculation is similar to the land mix adjustment as taught by the ASFMRA, but it uses two land types: Site and Excess Land.

 

 

 

 

 

 

 

In addition, an "Other Improvement" adjustment can be calculated on a worksheet with the same head to head method used by the UAAR format.

The second format is the UAAR + Res version.  It uses the traditional UAAR sales comparison grid. A new sale adjustment form allows for a complete land mix adjustment. The improvement adjustment differs by allowing the residence to be adjusted for the standard URAR adjustments such as Design & Appeal, Quality of Construction, Rooms Above Grade, etc.
