The image below is the "Market Value Definition" form.   This form covers both the Market Value Definition and the Exposure and Marketing Time Estimates.

The image below is the "Highest and Best Use" form.  This form covers the following uses of the property:

  1. Legally Permissible Use
  2. Physically Possible Use
  3. Financially Feasible Use
  4. Maximally Productive Use
  5. Consistent Use

The image below is the "Cost Approach(1-5) '04" form.  You can use up to 10 sales in the Cost Approach analysis without reusing numbers.  

The image below is the "Comp Sale to Sub - CAS 1-5" (Cost Approach Sales) form.  This page allows the appraiser to compare the subject to each sale using comment cells.

The image below is the "Improvements (1-10)" form.  This is where you enter the subject's improvements. 

The image below is the "Reconciliation '04" form.  This is where you summarize the value of the subject property after using the applicable approaches.

The image below is the "Limiting Conditions" form.  This form is completed for the user already.  There is a "Blank Limiting Conditions" form available as well.

The image below is the "Appraiser Certification '04" form.  This particular form has only one (1) appraiser signature block.  If two (2) appraiser signature blocks are necessary, the "Appraiser Multiple Cert '04" form should be used.

The image below is the "Sales Adjustment 1" form.  This worksheet compares the subject to each sale according to Land Adjustments and Improvement Adjustments.
