Market Value Definition - This form covers both the Market Value Definition and the Exposure and Marketing Time Estimates.

Highest and Best Use  -  This form covers the following uses of the property:

  1. Legally Permissible Use
  2. Physically Possible Use
  3. Financially Feasible Use
  4. Maximally Productive Use
  5. Consistent Use

Cost Approach(1-5) '04 - Up to 10 sales can be included in the Cost Approach analysis without reusing numbers.  

Comp Sale to Sub - CAS 1-5" (Cost Approach Sales) - Here the appraiser to compares the subject to each sale using narrative comments.

Improvements (1-10) - Subject improvements are entered on this page.

Reconciliation '04 - This is used to summarize the value of the subject property after using the applicable approaches.

Limiting Conditions - This form is completed by default.  There is also a "Blank Limiting Conditions" form.

Appraiser Certification '04 - There is one (1) appraiser signature block.  If two (2) appraiser signature blocks are necessary, the "Appraiser Multiple Cert '04" form should be used.

Sales Adjustment 1 - This worksheet compares the subject to each sale according to Land Adjustments and Improvement Adjustments.
