To support and standardize the rural residential market, AgWare released a set of approach and sale pages for a new UCRR or Uniform Country Residential Report format. Two general types of the UCRR reports will be available: Grid-Based and Complex.
These approach pages have a sales comparison approach grid that looks similar to the URAR grid. However, the UCRR Approach uses a UAAR Style time adjustment calculation and supports an excess land adjustment that is based on the sale allocation performed in the UAAR DataLog.
An additional adjustment page is also provided for determining an excess improvement adjustment for up to four additional improvements. These adjustments are calculated using the same improvement grid as the current UAAR Sales Adjustment page.

The Complex UCRR Report is a hybrid of the traditional UAAR Sales Comparison Approach and a new UCRR Adjustment Page. This format is intended to be used if the property’s land cannot be split into only site and excess land.
A new UCRR Adjustment page allows for the calculation of a complete land mix adjustment. The improvement adjustment is split between the primary and excess improvements. The primary improvement’s contributory value is calculated using a URAR style grid. Up to 9 additional improvements can have their contributory value calculated in the standard UAAR grid. The adjustments calculated on this page will transfer back into the Traditional UAAR Sales Comparison Approach.

A new cost approach page allows for a site/excess land allocation and site/structural improvement allocation on a single form. This new form addresses needs that are not met by the current, more land based, cost approach page.

Farmer Mac has discontinued its Part-Time Farm program. However, these forms are used by a number of appraisers for non Farmer Mac appraisals. AgWare has permission from Farmer Mac to use these forms in our forms library without the Farmer Mac name. The Rural Residential Sales Comparison Grid, Rural Residential Cost Approach, Excess Land, and Excess Improvement forms are all still in the forms library and are now fully supported by the UAAR DataLog.
