When adding a sale sheet in ClickFORMS, four choices will appear; this reflects the addition of the new UCRR and UAAR + Residential sale sheets. There is an option to Import Improvements, and by clicking on the More… button, you can choose the Original UAAR Sale, Short or Long versions.
When a UAAR-Long version is selected, the software will determine automatically whether to include the 10 or 20 improvements sheet. This allows more room for comments without the need to overflow to a new comment page.

Selecting either the UCRR or the UAAR + Residential Sale form (above right) will add an additional checkbox to “Import First Improvement.” The appraiser decides whether or not to selectively isolate the primary improvement on a separate Sale Improvement page, and whether to import the other improvements or not. Normally, the first improvement is not imported because its data is already on the sale sheet.
Rural Residential Forms
New UCRR Sale and UAAR + Residential forms include house information on the main sale page. The Income/Expense section has been replaced with primary improvement data on these forms. There are grid-based UCRR style forms and UAAR + Residential style forms. It is important to note that when entering data for the Land Use list the site must be listed in the first row so that when the sale is transferred into ClickFORMS the software will work correctly.

When any one of these forms is selected and the first improvement is an expanded house, house details input into DataLog will appear directly on the sale sheet. The forms are described in greater detail below.
Sale Improvement Page
For each improvement, there is an option to “Expand” its details. After clicking the link, a new full-size page that accommodates expanded detail for the improvement opens. There are two choices for the style of this new page: House and Generic (below). Both versions include a photo, a comment block, and open fields for various data points. For the house type of expanded improvement, details keyed into the DataLog will transfer into ClickFORMS in either of the rural residential sale sheets.

A field in the upper right corner of the page identifies the improvement by its number (above). Overflow text automatically redirects to an added new page; comments are no longer limited. The House version has a group of fixed data points; these are similar to the URAR form (1004).
An Attribute List is created in the same manner as a Land List. When the expanded improvement page is in view, the Attribute List is empty. Enter the attributes for the improvement in the appropriate cells. To save the list for future use (above), click the drop-down arrow and choose “Save Current List as…”
Rural Residential Forms
There are two general formats for the rural residential forms: UAAR + Res report and UCRR report.
UAAR + Res
UAAR + Res forms are desirable when the land cannot be split into only site and excess land types. As previously described, the sale sheets include a maximum of 10 land rows. These forms focus on a primary improvement, typically a house. The two-page sale form (below) showcases the primary improvement on the first page; on the second page it accommodates 10 total improvements: 1 primary + 9 additional.
UAAR + Res Sales Comparison Adjustment (below left) uses a per unit basis for all adjustments as does the UAAR Sales Comparison Adjustment. It differs however, in that it allows adjustments to be made directly having compared the attributes of the main improvement for the subject with the comparison sale.
UAAR Sales Comparison – Split Time adjustment (below right) shows the $/SCA unit amounts for the Land Contribution separately, whereas the UAAR-Sales Comparison Approach form combines them. The benefit with this form is that you can time adjust the values for the land and the improvement adjusted CEV price/acre separately.

The Sales Comparison Approach page with the split time adjustment can be used with either the traditional UAAR Sale Adjustment pages or the new UAAR + Res Adjustment pages.
UCRR
UCRR forms are grid-based and they apply to properties composed of 2 land types: Primary and Excess. The sale form (below left) is available in the ClickFORMS Forms Library. It accommodates 1 primary improvement and 4 additional improvements. When a sale has more than five improvements, the #5-20 improvements will be “rolled up” as lump value for improvement #5. Likewise, if there are more than two land rows, the rows #2-10 will be condensed. If the primary improvement is designated as the “house” type during a sale edit in DataLog, related details will transfer into the Primary Improvement Details grid when the sale is imported into ClickFORMS.
Summary of Property Facts (above right) is used when the property is split into 2 land types: Site and Excess.
Excess Land (below left) is a worksheet available to assist in the analysis of the value of the site and excess acreage; it supports the appraiser’s cost approach values & conclusions. Up to 5 comparable sales may be analyzed to include a primary site and excess land. No cells transfer out of this page; it is a worksheet.

Other Improvements Worksheet (above right) is a form designed to assist the appraiser in valuing properties that have a problem with improvements that do not contribute to the total property value in a manner similar to their contribution should they be located on a full-time farming unit. Examples include: grain bins, barns, sheds, corrals, fencing, etc. The appraiser should recognize that the value of the improvement is influenced by either or both functional obsolescence (resulting from a super adequacy) or external obsolescence. No cells transfer out of this page; it is a worksheet.
UCRR Cost Approach (below left) allows for a Site & Excess land allocation and a Site (Home) & Structural Improvement allocation on a single page. It meets a need not addressed by current, land-based cost approach pages.

Other Improvement Adjustment (below) is a page that accommodates 9 additional improvements. Improvement contribution values transfer back to the Sales Comparison Grid. The Other Improvement adjustment is calculated in the UAAR style by using a head to head comparison between the subject’s and sales’ improvements.

Dual Purpose Forms
The forms listed here may be used with the UCRR or UAAR + Res Reports as preferred.
Subject Improvements Description (below left) focuses on a primary improvement (usually a house) and accommodates up to 9 additional improvements. There is a photo field and room for site improvement comments.
Narrative Subject Land with Grid (above right) includes sections for a narrative property description, comments, and a land grid. In the case of a UCRR report, the first 2 rows of the grid are used typically for home-site and excess land, however, if there are more than two land types, rows 2-10 will be combined as Excess.
Rural Residential Part-Time Farm Forms
Farmer Mac has discontinued its Part-Time Farm program. Their forms are used by a number of appraisers for non-Farmer Mac appraisals. AgWare has been authorized to provide the forms (without the Farmer Mac name) in the Forms Library. The forms listed below remain in the Forms Library and are fully supported by the DataLog.
