In 1986, several Accredited Rural Appraisers (ARAs) began developing a standard (form) appraisal report that would capture the appraisal methodology taught by the American Society of Farm Managers and Rural Appraisers (ASFMRA). After several years of extensive testing, the Uniform Agricultural Appraisal Report (UAAR®) was developed. The UAAR® consists of rural appraisal forms, worksheets, and supplemental pages for describing and analyzing data for rural properties.
Our UAAR® software program consists of TWO sections, the UAAR DataLog® and the UAAR ClickFORMS®.

This is a special purpose sales database for storing analytical data including the items below, as well as a wealth of other functions.
1. Land Mix Analysis (ratios are an option).
2. Residual value to buildings may be estimated by using data from unimproved sales.
3. Data on up to 20 improvements can be analyzed to estimate all forms of depreciation and the contribution of each.
4. Sales with prior transfers can be used by the time adjustment tool to document time trend analysis.
5. Five standard summary reports for analyzing ranges in values are as follows:

As a storage tool, the database will store all information necessary to perform an analysis, plus store unlimited comments, photos, maps, and related digital imagery for each sale. Now with our 32-bit application, digital photographs, scanned photographs, maps, and other items can be incorporated with the appraisal data and imported into any FormsLibrary® container.

The Forms Library® consists of over 200 forms that can be selected as needed to complete an appraisal assignment. This allows the appraiser to tailor the report to the client’s specifications and the subject property's complexities. The following outlines some of the forms available:
After creating your specialized form container, UAAR® gives the appraiser the opportunity to save the report as a template for future like projects. Meaning each appraiser can create a personalized library of appraisal reports.
